Lumber prices 🤯 the top price was July of last year. In June of this year the same piece of wood was 500% higher! As you can see in August it’s down about 25% but it still doesn’t make anything either. Right now the cost per foot for lumber packages is about $20-22. Compared to the same time last year when it was $5-7/ft. It’s insane. These costs then have to be transferred to the buyers, so it’s a big contributing factor to these insane housing prices. It’s worrisome. It’s hard as a builder and a developer. I had to essentially pull an extra million dollars out of my ass since last year to cover these increases and keep my projects moving. We had to refinance every damn construction loan we had. We had to go back to clients on their builds and tell them to come up with the money to offset the costs. This shit SKRESSFUL. Nevertheless, we are here. Building. Hoping. Praying. Many sleepless nights
